+++ Legal fee / Lawyer Fee: For new purchase mortgage, the borrower's lawyer will close the deal and the borrower doesn't need to pay extra cost. For refinance case, some lenders allow the borrower to use his/her own lawyer to close the deal, some only allow the borrower to use the selected 3rd party (FCT or FNF) to close the deal. FCT charges about $749 per deal for 1 payoff and FNF charges about $650 per deal for 1 payoff. Both parties include the Title Insurance usually. There will be an additional $60 ~ $90 charge for every extra payoff. Some lenders cooperate with FCT, others cooperate with FNF. For the switch case, if it's a real mortgage, the transfer / switch is free; if it's a collateral mortgage or real mortgage with a secured Line of Credit (whatever the balance is), it's treated as a refinance case (see refinance legal fee charge)
